Construction Due Diligence Project Manager – East Coast (Major Metro Only)

LOCATION: Boston, New York, Philadelphia, Baltimore/DC, Raleigh, Charlotte, Atlanta. This is a remote home office position.
Blackstone Consulting LLC, an established nationwide commercial real estate due diligence consulting firm, is that is experiencing steady growth, and we are looking to augment our team of talented individuals. We are looking for an individual with a strong architectural/engineering background and construction administration experience to perform plan & cost reviews and construction monitoring (Lender/Debt and Equity scope) as well as property condition assessments (PCAs).
Project Manager – Construction Engineer/Architect Consulting & Due Diligence
The position primarily involves conducting reviews of project documents including drawings, specifications, scope of work, ALTA surveys, geotechnical reports, environmental reports, permits, zoning, design agreements, construction contracts, construction costs, construction schedules and related documents provided for compliance with generally accepted and current industry standards; performing various projects site visits coordinated with the contractor’s request for payment and OAC meetings, not less frequently than once per month; observing the quality of workmanship, reviewing pay requests, costs of work in place, change orders, stored materials, adequacy of balances to complete, variances, and the status of construction completion; reviewing monthly meeting minutes kept by the project team; and reporting on the quality control/assurance program compliance and performing close-out inspections. The position may also involve performing transaction-based property condition assessments (PCA) and related architectural/engineering/ real estate due diligence services on a wide range of property types including office, industrial, retail, hospitality, and multi family housing.
  • Minimum 4-year engineering, architectural or construction related degree
  • Professional certification/registration such as Professional Engineer, Registered Architect, AIA-Certification, or other related state licensing is preferred, but not required
  • A minimum of 5 years of experience performing transaction-based property condition assessments, plan & cost reviews, and construction monitoring on a wide range of property types including office, industrial, retail, hospitality, and multi family housing
  • Experience in engineering design, construction oversight, building forensics, and project management is also preferred

This position requires management of multiple concurrent projects with minimum oversight; a willingness to travel at least 30% of the time (primarily east coast); exceptional writing and verbal communication skills; advanced computer literacy on Windows-based programs specifically MS Word, SharePoint, Bluebeam, and Excel; estimating, and ability to meet deadlines without exception.
