  • 25+ years of commercial real estate due diligence, including environmental and building condition consulting, as well as related technical advisory specific to real estate transactions, mergers/acquisitions, and property development
  • Expert in Phase I ESAs; Property Condition Assessments (PCAs); Vapor Intrusion / Risk Management; Environmental Compliance/Audit; Asbestos, Lead-based Paint, Radon, and Mold/IAQ
  • Additional expertise in soil/groundwater contamination assessments and regulatory agency coordination, remedial-action planning and management, and pre-construction technical support for urban redevelopment / Brownfields

Key Project Experience:

  • 6,500+ Phase I ESA and PCA reports for clients such as Private Equity Real Estate (PERE), Fannie Mae/Freddie Mac underwriters, REITs, large national and regional banks, private/public investment groups, and fiduciaries
  • Project Manager for due diligence of a multi-building 75-acre industrial park acquisition with past manufacturing operations, underground storage tanks, hazardous materials storage, and groundwater contamination migration:
    • Client was a private-equity / pension fund investor
    • Environmental issues included past manufacturing operations, underground storage tanks, and groundwater contamination migration
    • Response included Phase I ESA and Phase II subsurface investigation, leading to a timely, cost-effective acquisition
  • Technical Leader for redevelopment of property that had housed a former vehicle repair facility, a furniture stripper, a machine shop, and a light manufacturer:
    • Client was publicly traded multi-family REIT; project included mid-rise 220-unit multi-family housing development with subterranean parking
    • Remediation risk and cost defined during due diligence, allowing transaction to occur before regulatory closure achieved
    • Remediation activities of soil and groundwater performed in conjunction with construction, saving money and fast-tracking regulatory closure
