POSITION: Project Manager – Environmental Consulting & Due Diligence

RESPONSIBILITIES: Key project manager to assist in facilitating growth of U.S. operations based out of either San Francisco-Bay Area or Los Angeles/Orange County Area. You will report directly to the Regional Senior Associate/Principal. Primary responsibilities will be to perform Phase I Environmental Site Assessments as an Environmental Professional, which requires research and report writing, occasional radon and asbestos sampling, lead-based paint and mold growth visual assessment, and limited compliance reviews. The Phase I ESAs will be written in accordance with ASTM International, Freddie Mac, Fannie Mae or other client-specific requirements. Assistance with the creation/editing of Operations & Maintenance (O&M) Plans for Asbestos, Lead-Based Paint, and Mold/Moisture Management will be required.
  • Initiate Projects – Work with Client Manager to help establish project teams and coordinate with Client Manager as necessary. For assigned projects, review project initiation documents which include detailed work scope/outline, budget, set ups, and schedule for completion.
  • Coordinate/Communicate with Peers and Staff  Work with company staff to avoid or eliminate conflicts in schedules due to the various changes in projects or scope.
  • Field Work – Conduct all required field work in accordance with the Scope of Work to effectively gather needed data for completion of assignments. Coordinate various aspects of field work with Senior Blackstone staff and/or field contacts including schedules, equipment needs, sampling protocols, interviews, and travel. Ensure project is being conducted in accordance with Scope of Work, and within allotted budgets and timing. With assigned project team, ensure that appropriate steps and procedures are taken and that all assigned work is completed as planned and scheduled. This includes keeping the client and/or Client Manager informed of the on-going status of a project and providing adequate advice and support to the members of the project team.
  • This position requires travel at least 30-50 percent of the time in the Western half of the U.S.
  • Provide Technical Advice – Contribute to the development of conclusions and recommendations for assigned projects. Provide feedback to other project team members, project managers, and Client Manager as needed.
  • Prepare High Quality Reports – Ensure that the report writing process and other quality control guidelines are followed and that final reports and presentations are completed per production guidelines and most importantly the client’s specifications. Exceptional writing skills and commitment to accuracy is required. Computer literacy (intermediate or better) on Windows-based programs including MS Word and Excel, Adobe Acrobat and other office-type programs.
  • Technical Concurrence and Deliverable – The Project Manager must sign off on projects/reports only after concurring Senior Associate and/or Principal review. The Project Manager must meet stringent deadlines and provide a high quality finished product to in-house QA/QC for review. Work with QC reviewer to integrate review comments into final work product.
  • Other Duties – Willingness to take on new tasks, undertake additional training, and learn new skills as appropriate on behalf of Blackstone. The Project Manager will be required to perform other duties as assigned by senior-level personnel.
  • Minimum 4-year environmental science, geology, engineering, chemistry, or physical-earth sciences related degree
  • A minimum of 5 years of experience performing transaction-based environmental site assessments on a wide range of property types including office, industrial, retail, hospitality, and multi-family housing
